Capital Square, a leading sponsor of tax-advantaged real estate investments and an active developer and manager of housing communities nationwide, today announced the launch of CS1031 Texas Active Living New Braunfels, DST. Capital Square seeks to raise equity from accredited investors for the Delaware statutory trust offering, which is structured as an all-cash acquisition with no mortgage debt.

The offering provides accredited investors beneficial interests in a 72-home, age-restricted community for residents 55 and older in the San Antonio suburb of New Braunfels, along the Interstate 35 corridor.

Located at 3025 Oak Run Parkway on an 11-acre site, Emerald Cottages of New Braunfels is the largest community in the Emerald Cottages portfolio, with 72 one- and two-bedroom cottage homes completed between 2022 and 2024. The single-story homes feature private drives and attached garages, along with granite and stone countertops, wood and carpet flooring, stainless steel appliances, in-unit connections for washers and dryers, central HVAC and accessibility features designed for senior residents.

Community amenities include an approximately 4,400-square-foot clubhouse, fitness room, game room, business center, dining room, swimming pool and barbecue and picnic area. The community also features an active social calendar of exercise classes, community events and entertainment throughout the week.

The property is in the late stages of initial lease-up and was 91.7% leased as of September 2026.

Emerald Cottages of New Braunfels is located in Comal County along the Interstate 35 corridor between San Antonio and Austin. San Antonio International Airport is roughly 28 miles away and the nearest interstate on-ramp at Loop 337 is about two miles from the property. Downtown San Antonio is about a 40-minute drive and downtown Austin roughly 75 minutes.

Comal County’s population has grown 29.6% since 2020, while New Braunfels’ population has grown 35.5% to 122,492, according to the U.S. Census Bureau. The San Antonio and New Braunfels metro is projected to grow another 5.6% by 2030, according to Berkadia Real Estate Advisors.

Tourism contributes to local demand, driven by attractions such as the Guadalupe and Comal Rivers, Canyon Lake and the historic Gruene district. Commercial development across the city includes Mayfair, a master-planned community approximately 13 miles from the property with 230 acres of shopping, dining and office space and more than 300 acres of parks. A 158,000-square-foot Costco opened there in May 2026 as the development’s first major commercial anchor. New Braunfels Town Center at Creekside, with more than 18 dining options and 30 retailers, is located approximately 10 miles from Emerald Cottages of New Braunfels.

The area has a diversified economic base, with Comal Independent School District, the City of New Braunfels, Rush Enterprises and CHRISTUS Santa Rosa Hospital among its major employers. The city is served by two full-service hospitals, CHRISTUS Santa Rosa with 590 employees and 132 beds and Resolute Baptist with 500 employees and 128 beds.
